An investment building that fixes its grid and its face, and leaves its units free to change.

The Grid

The buildable area, 588 m² after setbacks, is divided along equal axes: front and rear modules for living, central modules for circulation and services. On this single grid the programme changes floor by floor: three apartments, then eight studios, then four apartments, then two. The grid accepts re-division without touching the structure.

Light Wells

A dense grid produces a central corridor, lined with units and reached by no daylight. The project opens six light wells along its length and encloses them in glass block walls. Light passes into the corridor and the units' living rooms, while sight does not pass between them, so each unit keeps both its light and its privacy.

The Stone Screen

On the southwest facade, a screen of natural Riyadh stone alternates perforated and solid panels. It keeps out the western sun, protects privacy from a 36-metre road, and gives the different floors behind it a single face, 16.4 metres high. If two studios are merged into one apartment, the facade stays as it is.

The building fixes its face and its frame, and leaves what lies between them to whoever will live there.
